Commercial land is offered for purchase, consisting of 12 adjacent land plots with a total area of 3.2224 ha. located next to Rimi Hyper Mīlgrāvis and Ozo Golf Club, as well as near the New Liepziedi project, which was implemented in 2021 and 339 apartments have been successfully sold.
Most of the land plots, according to the current Riga spatial plan, are located in the mixed-use center area JC2. According to the city spatial plan, 3 main types of use are outlined, which would be the most economically justified:
- Construction of apartment buildings (11006) - up to 6 floors, construction intensity up to 220%;
- Construction of trade or service facilities (12002), trade and service facilities, except for open-type self-service car washes. Fuel filling stations and vehicle maintenance companies are allowed to be located in land units that have access (direct connection) to a category C or D street or a local traffic lane of a category B street;
- Light industry enterprise buildings (13001): buildings related to light industry enterprises: light industry enterprises of categories 1 and 2 in accordance with Annex 10 to these Regulations, warehouse buildings, except for warehouses included in Annex 11 to these Regulations or which, based on the qualifying quantities of substances to be stored, meet the criteria for a high-hazard facility. Combustion plants with a nominal heat input of: 1 – 5 megawatts, if biomass is used in the combustion plant; 0.2 – 1 megawatt, if liquid fuels are used in the combustion plant, except for fuel oil (fuel oil) and coal.
Currently, communications are not connected to the land plots, but all connections to Riga's water and sewage networks, as well as to the gas pipeline, can be made from Briežu Street, which borders one of the land units in the total offer.
Access to the properties is possible from Mīlgrāvja Street, turning onto Brieža Street, but according to the current spatial plan of the City of Riga, access from Duntes Street is possible in the future.
The existing land plots of the property are flat, not located in a flood risk area.
