FOUNDATIONS AND EXTERNAL WALLS


The load-bearing structures of the building are based on monolithic reinforced concrete foundations. The load-bearing walls are made of monolithic reinforced concrete and expanded clay concrete FIBO blocks, the floors and columns are made of monolithic reinforced concrete. Thickness of thermal insulation of the external walls of the building is 150 mm, the ventilated facades are insulated with cotton wool. The facades of the staircases are glazed.

 

PARTITION WALLS


Partitions between apartments are made of monolithic reinforced concrete and expanded clay concrete fibo blocks and aerated concrete blocks, plastered and painted on both sides. Interior partitions are made both of metal profiles filled with mineral wool and sheathed with plasterboard sheets, and of monolithic reinforced concrete and expanded clay concrete fibo blocks and aerated concrete blocks, plastered and painted on both sides. Veneer is attached under the plasterboard sheets to increase the load-bearing capacity of the partitions to which the kitchen cabinets are planned to be attached. In rooms with high humidity, the wall structure is formed by a metal frame lined with moisture-resistant plasterboard.

 

FLOOR SLABS AND STAIRS


Interfloor ceilings are made of monolithic reinforced concrete, covered with a layer of dry concrete and cotton wool for additional sound insulation. Stairs - prefabricated concrete steps. Painted railings are installed on the stairs.

 

BUILDING FRAME


A previously unfinished building frame has been used in construction of the new housing project "Rīgas Vārti", which is why this housing project has several advantages. The unfinished construction has been standing for ten years, so the foundations are in a stable condition, which excludes any settling processes. All structures have been inspected and tested, which is confirmed by the conclusion of a technical expert assessment both in 2015 and of a repeated one at the end of 2019. Due to the fact that the building has been exposed to constant draughts for a long time, it prevents the possibility of occurrence of mould or other chemical reactions, and the absence of moisture in the walls eliminates the risk that it could continue migration after the building is put into operation.

 

TERRACES AND ROOF


The roof has thermal insulation; there are rafters, battens and sheet metal roofing. The balconies from the second to the fifth floor have a moisture-resistant wooden floor.

 

DOORS


Staircase entrance doors are made of glass and aluminium, garage doors are automatic lifting doors. Entrance doors to the apartments are painted, fireproof metal doors; doors between the rooms - veneered wooden doors.

 

WINDOWS


The building has PVC windows with triple glazing.

 

HEATING AND VENTILATION


The building is heated by an autonomous gas heating system, which is serviced by an operator. The apartments have radiators. Staircases are not heated. The bathrooms have electrically heated floors for extra comfort. Air exchange in apartments is provided by fans installed in bathrooms, hoods installed in the kitchen area, and supply air compensators built into the walls of apartments.

 

WATER SUPPLY AND SEWERAGE


Water supply and sewerage systems are connected to the centralized city networks. The sanitary facilities have a shower base and bath, toilet, sink, mixers for shower and sink, as well as electric towel dryers. There is a place for a washing machine in the kitchen or sanitary facilities, a suitable connection is installed. All apartments are equipped with water meters with remote reading function.

 

POWER SUPPLY AND LOW VOLTAGE NETWORKS


Electricity meters are located in the technical room on the 1st floor of the building. Low-voltage switches for Internet and television are located in the technical room on the 1st floor of the building. The apartment has an optical cable, a socket for internet and television connection. Sanitary facilities and hallways have built-in lighting. Smoke detectors are installed in the ceiling. The apartments are equipped with door phones.

 

INTERIOR DECORATION


The walls in the living rooms are painted, and oak parquet/laminate is used for the floor. Tiles are used for walls and floors in rooms with high humidity. Concrete coating with a protective coating is used for technical rooms and garage floors. The living rooms have plastered, painted reinforced concrete ceilings.

 

AREA


The area around the building is landscaped and green. The area is also equipped with lighting and paved walkways, benches, a well-kept lawn and ornamental plants. The parking lot is asphalted or paved with paving stones. The area is illuminated. There is a children’s playground in the area.
