BUILDING DESIGN CERTIFIED BY BREEAM

 

The building has been designed and built in accordance with the best practices of sustainable building construction, this being ensured by following the international BREEAM standard. Felicity Apartments is the first building project in the Baltic States to be certified by BREEAM.

 

BREEAM-certified buildings are known throughout the world as examples of environmentally friendly, user friendly and resource effective construction. Thanks to detailed planning, construction and choice of materials, technologies and systems, the buildings function as complete and effective systems that demonstrate best practice and exceed regulatory requirements.

 

RESIDENTIAL BUILDING STRUCTURES

 

Foundations

The support walls of the underground parking lot are built of secant-type piles (D=420 mm). The foundation under load-bearing columns and walls is made of piles (D-620 mm) at a depth of 6.5- 9.5 m.

 

Slabs

The intermediate slabs of the building are made of monolith reinforced concrete plates (b=250 mm). A special wire post-suspension system considerably enhances the height of the free space. Mineral wool sound insulation above the slabs (b=20 mm) and the concrete paved floor (b=40 mm) depends noise and vibrations from neighbouring flats.

 

Columns and external walls

The building is made of a monolith and reinforced concrete structure, with slabs of monolith reinforced concrete. The spatial stability of the building is ensured by torpidity cores along the whole length of the building - monolith concrete staircases. External walls are filled with light concrete blocks and sound-damping mineral wool insulation (b=105 mm). Special energy - efficient anchor bolts are used to fasten the wool. They prevent the formation of "cold bridges" in fastened places.

 

Partition walls

Walls that separate flats and common-use premises are built of Aeroc® light concrete blocks (b=150 mm), with double-sided mineral wool sound insulation and double cladding with gypsum board.

 

The façade

The building has an energy-efficient and multi-layered ventilated façade. The frontal façade has decorative plate cladding that is identical to stone. It comes from the German Agrob buchtal company. The courtyard façade is plastered, with high-quality aluminium cassette cladding along the upper floors and the lining of the roof.

 

The roof

The building has a composite roof with rainwater drainage into a closed system. Hydro-insulation of the roof is ensured by two layers of Technoelast, as well as by Paroc mineral wool (b=200 mm).

 

Balconies and terraces

All flats have French balconies built of aluminium systems and panel structures that correspond to the façade. For the terraces that are available on the 1st and 6th floor of the building, impregnated board has been installed as flowing. Railings for the 6th floor terrace and the French balconies are made of hardened glass and laminated with coloured decorative film.

 

Staircases

The walls of the staircases are plastered and painted, while the steps are pre-cast concrete structures with wear-resistant covering. Flooring on the landings is made of tile.

 

Windows

High-quality Schüco aluminium profile window frames with three glass packs (b=38 mm) and two selective glass Termix profiles have been installed in the building. The active frames of the windows have fastening mechanisms for ventilation. The selected installation technology guarantees effective and safe window sealing in the opening, also fully preventing the formation of condensate on the glass. The co-efficient of thermal conductivity is U~0.8W/m2K, which considerably exceeds Latvian building norms and requirements.

 

External doors

The main entrance doors on the 1st floor of the building are made by Schüco® and have an aluminium profile structure.

 

Lifts

Each staircase has a lift from the basement to the 7th floor -- an energy-efficient A class KONE® lift with a lifting capacity of up to 1,000 kg or 13 people. The lift reduces carbon impact on nature that is created by using the building, also helping to reduce energy consumption by an additional 35% in comparison to the normal industrial standard. This is achieved by using energy-saving solutions such as LED lights, a stand-by mode, and a regenerative energy function that allows the lift to accumulate power that is used to light the cabin of the lift while it is being used. State-of-the-art innovations ensure that the movements of the lift are smooth and with less noise and vibration.

 

ENGINEERING NETWORKS

 

The water supply system

Water delivery and drainage are provided by the city's central water pipeline and drainage systems (the Rīga Water company). Water pressure is boosted and water is mechanically purified with installed equipment. Each flat has an individual hot and cold water meter with remote meter reading options. All pipes are insulated, and all communication shafts have sound insulation in order to reduce the noise level.

 

The power supply system

Links to the power system are provided by the Distribution Network company. Each flat has an individual meter with remote meter reading options. Energy-efficient LED laps are used to light common-use premises.

 

The heating system

The building is linked to the central heating system of the Rīga Heat company. Each flat has a heat meter, Purmo Compact radiators with pre-settable thermostatic valves, and an adjustable thermostat. Heat consumption readings can be taken from a distance.

 

The ventilation and air conditioning system

The sanitary premises of each flat have a mechanical exhaust system with a household exhaust ventilator and exhaust air duct that are connected to the main riser. Kitchens have air doctors that can be connected to the cooker hood with an exhaust ventilator. The air duct is connected to the main riser. An option for each flat is a set of installed Hi-Wall type air conditioners on the walls of preselected rooms. Each flat has a separate cooling meter with a connection to the central register system. 7th floor apartments can have an installed fireplace if the owner so desires.

 

Safety measures

A passive lightning protection system has been installed in the building, as have fire detection systems in each flat and security systems for common-use premises. The staircase doors of the building are lockable and equipped with no-contact code locks. Keys offer alternative access. There are video surveillance systems in the common-use premises of the building and outside of the building.

 

Communications systems

All flats, the central and courtyard doors on the 1st floor, and the staircase entrance door in the basement all have BPT® video intercom equipment.

 

INTERNAL FINISHING

 

Ceilings

Ceilings are made of concrete, filled and painted with a semi-matte water emulsion (h~2.78 m). Sanitary premises, halls and kitchens have suspended structural ceilings of painted gypsum board (h~2.55 m).

 

Floors

Boen three-layer oak parquet is installed in living rooms, halls, corridors and kitchens. Paroc SSB1 mineral wool sound insulation (b=20 mm) and blinding concrete pavement (b=40 mm) are used above reinforced concrete slabs. Sanitary rooms have Revigres electrically heated floor tiles with hydro insulation.

 

Walls

Walls that separate flats are made of light concrete with double-sided mineral wool sound insulation and double cladding of gypsum board. Walls between internal rooms are made of metal, cladded with two-layer plaster board, and filled with mineral wool from both sides. The walls are painted with semimatte water emulsion paint. Sanitary rooms have Revigres wall tiles and hydro insulation.

 

Sanitary equipment

Flats feature Ideal Standard plumbing equipment and a washbasin board with a push-to-open function. Floor-level showers are equipped with solid glass walls and H&L drains. Installed LED lighting on the ceilings and a mirror with installed LED bulbs above the washbasin are also standard. 

 

Kitchen and room equipment

Flats are offered without equipment, though there are connections for kitchen equipment and other devices.

 

Telecommunications

Telephone, optical Internet and cable television installations are provided, and power outlets are installed.

 

Internal doors in flats

Depending on the selected finishing type, flats have shield structure wood doors, whether painted white or veneered. All doors are equipped with Dieckmann® accessories -- handles and a one-side lock.

 

External doors in flats

External doors in all flats are lockable metal doors with wood veneering and fire-resistance.
