Load-bearing and partition structures

 

  • Load-bearing reinforced concrete frame, monolithic reinforced concrete slab ceilings with a soundproofing layer;
  • Externally heat-insulated load-bearing walls of monolithic reinforced concrete or claydite concrete block;
  • Non-load-bearing exterior walls – heat-insulated framework coated in composite panels;
  • Two-chamber energy efficient windows (window U: no less than 1.2 W/m2K, glazing unit U: 0.6 W/m2K, sound attenuation: 39 dB) in energy efficient aluminium frames;
  • Aluminium façade system with opening sections and two-chamber glazing (façade U: no less than 1.2 W/m2K, glazing unit U: 0.6 W/m2K, sound attenuation: 39 dB);
  • Party-walls between flats made from claydite concrete blocks with surface finish and soundproofing, interior walls within flats – gypsum board and zinc-plated metal framework with soundproofing.

Layout features

 

Part of the building on the 1st floor is allocated for commercial spaces to let and for technical spaces. The commercial areas are not linked to common-use areas of the residential part. The other part of the 1st floor includes a front entrance hall, representative foyer with a fireplace and restored historic ceiling décor, connected to both stairwells.

 

Common-use spaces within the building’s residential part fully finished and supplied with required equipment and furniture. Concierge area inside the entrance foyer.

 

Entrance foyer connected to 2 stairwells and OTIS elevators with a modern design, carrying up to 6 people and belt-driven for quiet operation. Stairs and railings custom-designed.

 

Building basement includes technical spaces and 18 vehicle parking spaces, two common-use bicycle parking sites and several small residential storage areas for large sporting equipment and similar items. Floors 2–5 include 6-7 flats each; floor 6 is divided into 3 flats; there is one flat on the 7th floor.

 

Energy efficiency and comfort

 

 

Building management system 

 

The building management system provides digital monitoring, registration and compilation of all essential building parameters into a single flat maintenance bill, including consumed energy resources, management, security, and maintenance fees. This allows the building manager to settle all relationships and payments directly with flat owners.

 

Heating

 

The building is connected to AS „Rīgas siltums” district heating networks, using water as the heat carrier. Centralised and local temperature adjustment provided at each radiator. Heat delivery via high-performance Corado convectors. Heating pipes recessed into walls and flooring.

 

Lighting

 

The common-use spaces have an energy efficient two-stage lighting system with a minimal mode activated by a twilight sensor and full lighting by motion sensors inside corridors and stairwells. Built-in background LED lights planned inside flats. Master switch inside each flat.

 

Electricity

 

Three-phase current with uniform distribution of flat loads by phase. Each flat equipped with digital meters tallying overall consumption within the building’s unified energy consumption records system, providing remote access for reading meters.

 

Ventilation

 

For energy savings and increased comfort, each flat is equipped with an autonomous ventilation system including heat recovery and a variety of programmable modes of operation, allowing recovery of up to 85% of energy consumed for ventilation, substantially reducing heating power consumption.

 

Water supply

 

Hot water supply based on a circulation system; consumed hot water is metered close to the actual consumption sites, reducing consumption substantially.

 

Cooling

 

Despite the building’s high energy efficiency, in addition to the autonomous ventilation system, each flat on floors 2 through 5 is ready for fitting a fancoil autonomous cooling system, coolant conduits, condensate removal fittings, and external block power supply and management cables. Without requiring any conviction works, owners can choose to install an autonomous multi SPLIT system inside their flats; cooling equipment will be installed above the underground parking area ramp.

 

Some 4th and 5th floor flats will be fitted with a ready to use cassette-type SPLIT cooling system.

 

Construction works inside the flats on the 6th and 7th floors will include installation of a channel-type SPLIT cooling system.

 

Low-voltage

 

Each flat is provided with internet access (up to 2,5 GB/s) and connection points for data transmission, telephony and IP television. An optical cable routed to each flat provides high-speed internet (including Wi-Fi) and HD digital television, digital telephone lines.

 

Low-voltage nodes within each flat include a location with power outlets for active and Wi-Fi data transmission equipment.

 

Extra comfort

 

Heated flooring areas in kitchens and bathrooms. 6th and 7th floor flats should have joint system heating and conditioning for living rooms and bedrooms.

 

The plumbing outlets and kitchens in each flat are equipped with water overflow sensors.

 

 

Security

 

Access control

 

Access control throughout the building is provided via a house intercom; the outdoor module has a chip reader and a keyboard supporting code access, a colour video camera and the possibility of calling a specific flat or the concierge. High-resolution intercom panels are installed inside flats that provide communication with visitors and the concierge.

 

Fire safety

 

All materials used in finishing works (including interiors and the façade) conform to fire safety regulations.

 

The building’s central fire alarm detects fires in common-use spaces and inside flats via smoke detectors. If an alarm is triggered, the signal is delivered to the concierge and may be routed to a security company.

 

Video surveillance

 

The outdoor entrance area and underground parking area will have CCTV surveillance.

 

Sound system

 

The building’s common-use spaces will have a local sound system allowing the transmission of background music.

 

Security

 

Each flat will have an autonomous alarm system sending the signal to a selected security company’s console.
