  • In February 2020, standard-type apartment prices in Riga housing estates remained unchanged, with the average price remaining at 822 EUR/m². Standard apartment prices have increased by 0.4 % in 2020.


In February, standard-type apartment prices remained stable. Slight price fluctuations were observed in some of Riga's largest housing estates: in Jugla and Ķengarags, prices increased slightly, whereas in Vecmīlgrāvis and Imanta they even decreased slightly. No price changes were observed in the other housing estates during February.

 

An analysis of the supply showed that it increased sharply in January 2020, maintaining its upward trend in February. In the first two months of this year, the supply was higher than in the corresponding period of the previous year.

 

Since the beginning of 2020, the largest increase in the average price per square metre of apartments in Riga housing estates has been observed in Jugla (+ 0.9 %). In other major housing estates of Riga prices have also increased since the beginning of the year, while in Mežciems, Teika and Vecmīlgrāvis no price changes have been observed since the beginning of the year.

 

In February 2020, the supply of apartments in Riga increased by 3 % compared to the previous month. The number of offers in the largest housing estates of Riga analyzed by “ARCO REAL ESTATE” increased by 3 % as well. Compared to February 2019, the supply of apartments in February this year was higher: the total number of apartments offered was by 3 % higher, while the supply of apartments in the largest housing estates was by 9 % higher.

 

Having summarized the number of apartments offered in the housing estates of Riga, it can be concluded that the largest supply of apartments in February was in Purvciems, while the lowest apartment supply was in Bolderāja.

 

Last month, the number of apartments offered in the largest housing estates in Riga mainly increased. It increased most in Jugla (+ 17 %).

 

In February, when analyzing the supply in proportion to the size of the housing estate, i.e., by population, the highest supply was found in Mežciems, while in Pļavnieki the supply was proportionally the smallest.
