Load-bearing structures, floors


Bearing structures are mostly 300mm thick walls of monolith reinforced concrete (class B30), but in some places the walls are made of 300mm wide FIBO blocks. Floors consist of a 50 - 220mm concrete layer, a 60mm thick extruded and expanded polystyrene layer and a lightweight concrete levelling layer.


Terraces


Terraces constitute 21% of the total area of ​​the building. Terrace slope is made of a 2 - 6 cm thick keramzite concrete layer, thus forming a 0.5 - 1.5 % slope for drainage. Double waterproofing of the terraces is built on two different levels, to prevent water running on the terraces. Over the insulation on the terraces there is made a 7cm thick reinforced concrete layer. The insulation layer on the terraces provides for full heat insulation inside the buildings (built in accordance with the LB standards). The terrace base is insulated to avoid formation of cold bridges in the apartments. Concrete is covered with high- quality Italian stone mass tiles and the joints are filled with water-tight joint filler. For water collection on the terraces there are installed ACO GALA traps and channels. Terrace railings are made ​​of stainless steel. The terrace railing fastening elements are specially made to prevent damage to waterproofing, as well as to prevent formation of water stains on the façade in the future.


Facade


Three material types are used for facade finish:
raw concrete, coated with a transparent anti-dust primer; the ventilated facade is made of ETERNIT facade plates, but the THERMORY ash wood planks that are manufactured in Estonia and that are treated with steam at high temperatures make the façade especially attractive. In the result of this, lifetime of the wooden boards selected by us is several times higher than the lifetime of standard boards because they do not spindle, do not deteriorate, do not absorb moisture, do not expand and shrink. The facade boards are additionally treated with a dark brown oil produced by the German manufacturer BWS.


External walls


External walls are built of 5MP-type (compressive strength) FIBO blocks with plaster on one side and rock wool and gypsum sheathing on the other. For facade insulation 150 - 200mm rock wool is used.


Windows


In the houses of the project there are used 78mm thick impregnated and varnished pine wood frame windows with aluminium elements in the front part. Double glazing units are used in the windows. Internal glass thickness is 6mm; it is treated with a selective coating and, depending on the need, a 4 - 6mm thick middle glass is used, while the outer glass thickness is 6mm and it is UV- coated. The double-glazing units are filled with argon gas and provide 35dB sound insulation. Outer glass reflects 33% of the external heat and 25% of the inside heat.


Water resistance value is up to 600Pa, heat transfer coefficient (UW-value) is ~1.00 (m2K).


The large glazing units are hardened from both outside and inside. Along the perimeter of glazing CHROMATECH ultra frames are installed, which provide an effective reduction of heat loss that normally occurs between the window frame and window glazing unit. During the assembly both the external and internal vapour barrier tapes will be installed. Plastic windows installed in the basement with a plastic five-chamber system are installed in the basement.


Latest technology air valves provide a convenient and pleasant window operation. Windows facing the Visbijas Street have a special, light-toning and partial mirror effect that protects apartments from the summer heat. Both outer and inner window sills are installed in the apartments.


Roof


The roof has a vapour barrier underlay; there is a solid wool heat insulation, 250 - 350mm in thickness, depending on the slope; above the heat insulation a double UNIFLEX EKP waterproofing layer is made. Roof design focuses on the vapour barrier protection. Roof ventilation is provided by means of installed aerators.
Roof parapets are made ​​of sheet metal cover and appropriate rock wool insulation.


Internal walls


Walls between apartments are made of 200mm thick concrete FIBO MP5 keramzite concrete blocks that are reinforced and plastered on both sides. The walls provide 55dB sound insulation that meets the Latvian construction standards. Shafts are made of 100mm thick FIBO MP5 blocks.


Security


A
video surveillance system covers the property area, parking place and staircases. Heat and smoke detectors are installed in all common-use premises, which send an alarm to the technical room. An autonomous smoke detector alarm system is installed in the apartments.

 

Ventilation


Particular attention is paid to efficient indoor air exchange. To avoid any impact of ventilation on neighbours, each apartment kitchen and toilet facilities are equipped with a separate air exhaust duct. Each duct is equipped with individual channel fans which will provide sufficient extract air flow.


Underground car park ventilation provides car exhaust discharge through the ventilation shafts.


Air conditioning


Sitting rooms of apartments with are exceeding 80m², will be equipped with
 inverter conditioners manufactured by the American company YORK and adjusting the air cooling capacity to the room temperature, thus saving energy.


Heating

 

The building is connected to the A/S Latvijas gāze gas supply pipeline. A heat consumption measurement system calculating heat consumption of each apartment is installed in the staircase.


The apartments are equipped with Purmo brand radiators and convectors with thermoregulatory function. Each apartment has a header, which will ensure a smooth distribution of heat in the apartment's existing rooms and prevent the presence of air bubbles in the heating system.


For additional convenience and comfort, toilets and bathrooms will have heated floors with a DEWI 535 regulator allowing the apartment owner to heat the floor at the desired times and temperatures.


L
atest generation WIESSMANN condensation gas boilers VITODENS 200W 30 - 200 kW are installed in the boiler room in the basement floor of the house. The boilers will help to save money on gas bills compared to traditional gas-fired boilers.


Water supply, sewerage


The house is connected to the
 Rīgas Ūdens city water supply network.


Each apartment has a digital water consumption meter allowing the building manager to automatically take the readings of all the apartment measuring devices in the staircase. The building is provided with hot water circulation. Water heating takes place in the boiler room.


Fire fighting water supply system is installed in the basement floor of the house.


In the area of the property there is built a sewer and drainage system, which ensures drainage of the building and the adjoining areas. The terraces and the roof of the building are equipped with a sewer system with heated ACO GALA rainwater drainage channels and terrace hoppers. Also the underground parking of the building is equipped with a sewage system with the ACO GALA drainage system channels that collect all types of liquids (snow, water, oil) produced by cars parked in the basement.


Sewage water is treated by filtering away oils and sand present in the basement. Apart from the sewer there is built a conditioner condensate discharge system which eliminates the sewage odour from the apartments.


A garden irrigation system is built in the area of the property.


Electricity


S
ockets and switches in the apartments are positioned according to modern requirements to provide house residents with the maximum comfort and convenience. There are installed SIEMENS brand socket and switch mechanisms.


Also the apartment electricity consumption readings can be automatically taken by the manager of the building, without disrupting the apartment owners.


In the toilets and bathrooms of the apartments there are installed built-in LED lights. Living rooms are equipped with bulbs, allowing owners to choose appropriate light sources according to their taste.


The building has a built-in passive lightning protection system.


Elevators


Two latest generation Schindler S3100 passenger elevators with a custom-tailored internal finish (polished and painted wall panels, doors and ceiling), will allow passengers to get from the parking lot to the apartment door. The elevators are powered by a direct-drive engine and have strengthened reinforced polyurethane v-belts, which provide an exceptionally quiet elevator movement. Access to the third floor by the elevator will be possible only with a special key.


Telecommunications


Telecommunication services (internet, telephone, TV) will be provided by the telecommunications company
 LATTELECOM. Each apartment will have an optical cable input.


Video door phone


Apartments are equipped with video door phones
 Commax. Each owner will be able to connect the apartment to the gate, building and apartment entrance door phones.


I
n addition, all owners of apartments will be provided with magnetic cards for access to the property area, building and staircase from the underground parking.

 

Apartment interior decoration


The apartment walls and ceilings will be painted by the interior paint manufactured by Beckers, a Swedish manufacturer, which will ensure long-lasting colour resistance against dust, moisture and even washing. Along the perimeter of the living room there will be made shadow joints creating a sense of higher ceiling. But around the windows, recessed boxes for curtain rod installation will be built.


F
loor in the living rooms is covered with massive chamfered oak boards. These boards are 22mm thick, 162mm wide and about 800 - 2200mm long. Along the perimeter of the floor 140mm high solid oak skirting boards with machined ornaments will be installed.


Between the rooms, veneered oak panel type doors will be installed. Doors will be 2300mm high and 700 - 900mm wide, depending on the room. The doors will be fitted with 120mm wide door mouldings. The doors are made by the ​​Latvian door production plant Mežmaļi.


Apartment entrance door will be made of veneered oak; the door is fire-resistant, corresponding to the fire resistance class EI30. The doors will have improved soundproofing and will be equipped with high-quality hinges, locks and door handles.


Walls in the toilets and bathrooms will be tiled with tiles manufactured in Italy.
Built-in LED lights, which significantly saves electrical power, will be installed in ceiling of toilets and bathrooms.


S
tone mass baths and stone mass shower trays manufactured by the Latvian company PAA will be installed in the bathrooms. There will be installed Willeroy & Boch bowls and sinks. Taps and mixers manufactured by the German company Grohe, and shower systems of the Italian company ALPI have been selected.


Each bathroom will be equipped with the oil-electric towel warmers. Hallway floors will be covered with Italian tiles.


Car parking


Heat-insulated underground parking will provide a comfortable temperature of +5°C all year round. There is installed a CO extraction system in the parking that collects harmful car emissions, as well as there is installed an automatic fire smoke extraction system, which opens the basement windows in the case of smoke formation.


Garden


A
landscaped garden occupies 54% of the total area of ​​the land. The area will be surrounded by coniferous and deciduous trees. The area will be planted with grasses establishing a lawn; there will be established a vegetable garden and orchard, and decorative plant beds. There will be made areas covered with cobblestone; there will be installed wooden benches, a children's playground with rubber cover, two wooden pergolas, one of which will be equipped with a fireplace and a sink. In the evening the garden will be illuminated with lanterns. The area will be separated from the street by a wooden fence, but the rest of the area by a metal netting fence.
